Pelican Bay is our neighbor — ten minutes from Shirley Street, straight across Pine Ridge Road and up the Tamiami Trail — which means a walk-through can often happen the next day, and a piece can be back in the shop the same afternoon. Of all the places we go, this is the one where we can move fastest.

Towers, mid-rises, villas — and their rules

Pelican Bay was planned in the 1970s and '80s as a complete community, and its housing comes in every form: the Gulf-front high-rises along the beach, mid-rise condominiums and coach homes through the interior, villas, and single-family neighborhoods toward the east. The towers run on the rules we know from Marco Island and Park Shore — elevator reservations, service-elevator hours, weekday move windows, certificates of insurance, and a front desk that wants names in advance. The villa and single-family associations have their own vendor rules, and the Pelican Bay Foundation sits over all of it. We ask for the building's move policy and the association contact on the first call, do the paperwork, and schedule the pickup inside the allowed window. Public estate sales are prohibited in most of Pelican Bay, which is one reason our private route — walk-through, written evaluation, buyout, consignment or auction — suits it. The routes compared.

Who lives here, and what they brought

Pelican Bay's owners came largely from the Northeast and the upper Midwest, many of them from careers and houses that were furnished well. The estates tend to hold the good things from the earlier home: sterling services in patterns by the great American makers, Georgian and Continental silver, oil paintings and prints in period frames, English and French furniture of a scale that fit a condo, Chinese export and English porcelain, rugs, clocks, decorative objects, and — frequently — a collection assembled around a lifelong interest. The proximity of Artis—Naples and the Waterside shops isn't a coincidence; this is a neighborhood that collected.

Because so many owners were seasonal, the estate is often settled by children in Connecticut, New Jersey, Ohio or Michigan, between trips. We work from photographs, with a neighbor, realtor or the building's staff for access, and send a written evaluation you can act on from home.

The season problem, solved early

Pelican Bay's calendar fills from January to April: buildings' move slots, movers, attorneys and appraisers are all booked. If the house is to be sold in season, start the contents in the fall. If the family only arrives in season, book the walk-through before you fly — we can usually see a Pelican Bay unit within a day or two.
